In a sale-leaseback, you agree to sell your property to a commercial real estate investor and lease it back for a set period of time, usually at least ten years. While you occupy the building, you pay rent and operating expenses under the triple net structure.

The Build to Suit and the Design Build process are similar. The difference is a Build to Suit, commencing at the completion of construction, is leased for a predetermined period of time. This allows a company to preserve its capital for business operations, rather than real estate investment.

Design Build and Build to Suit are a turnkey method of building delivery. The difference between a Design Build and Build to Suit is that under the Design Build process at the completion of construction the end-user owns the building.
